The home-buying journey

Six steps to your new keys

  1. Check your budget

Use our approval calculator to see what lenders will allow based on your income, debts and down payment.

  2. Get pre-approved

We review your credit, income and savings and lock in a rate so you can shop with a firm number.

  3. Find the home

Work with your realtor. Include a financing condition (typically 5 business days) in your offer.

  4. Firm up financing

We submit your file and documents to the lender, arrange the appraisal and secure the approval.

  5. Meet your lawyer

Your real estate lawyer does the title search, registers the mortgage and receives your closing funds.

  6. Closing day

Funds are transferred, the deed is registered and you pick up your keys.

Frequently asked questions

Should I choose a fixed or variable rate?

A fixed rate keeps your payment the same for the whole term. That suits budgets that need certainty. A variable rate moves with the lender’s prime rate and has historically cost less over time, with smaller penalties to break. We’ll walk you through both based on your plans.

What credit score do I need?

Most prime lenders look for a score of 680+ for insured mortgages, with at least one borrower at 600+. Alternative lenders can help if your credit is rebuilding.

How long does a pre-approval last?

Rate holds typically last 90–120 days depending on the lender. If rates drop during that time, you get the lower rate.

Can I buy with a gifted down payment?

Yes. Gifts from immediate family are accepted by most lenders with a signed gift letter and proof the funds are in your account before closing.
